I just published my rental. Why is it not posted on Zillow?
Listings published on Zillow Rental Manager may take up to 24 hours to display on Zillow, Trulia, and HotPads.
You can track the publishing status for your rental on the property card for your listing. Once fully published, you can view your listing on our sites by selecting View on network.

How do I create a listing?
You can post and manage your rental listings by logging in to your Zillow Rental Manager account.
- Click Add a property at the top of the page, once you are logged into your account.

Enter the address you wish to post for rent, the unit number (if applicable), and the property type. Note: A full accurate address is required to post a listing.
- Once you've confirmed the listing's address, you’ll be directed to a page where you can fill out the details of your listing. Get started by adding your basic Property info, Listing details, Lease, Media, and Amenities. Your changes will be saved automatically as you go.
- In the Final details section, you will provide your contact information, tour availability, and select whether or not you want to receive Zillow applications.
- Click Next to continue publishing your rental listing. You will then be given the option to either post your listing for free or upgrade your listing to premium at the time of publishing. For more information, see Paying for a premium listing.
Your listing will then post to Zillow, Trulia, and HotPads shortly.
What phone number am I verifying and do I need to do this for every listing?
The phone number you are required to verify is the number included in the contact field and the number where your leads will be routed to, unless you have chosen to hide your phone number.
Any new phone numbers entered on your Zillow Rental Manager listings will also need to be verified. However, once you've verified a phone number you won't need to verify it again for any other listings you use it on.
The phone number you are verifying cannot be a managed/auto-responder/phone-bank number. You will need to be able to answer the call or read the text message to access the verification code we send for verification. Some types of phone numbers are not accepted. If you need assistance verifying your phone number, reach out to us by clicking the Submit a request link at the top of the page.
Why do I have to verify my phone number?
We require all Zillow Rental Manager users to verify the phone number associated with their listings upon activation. Once that number is verified, you will not be asked to verify it again. If a new number is used, it will need to be verified as well.
This verification process helps to reduce scam listings created on the site.
We do understand this may be a hassle for our legitimate users, however, we also understand the need for additional measures against fraud.

Your listing will have increased exposure and appear in front of even more renters by being positioned higher in search results for renters searching in your area. You will get assigned a Tracking Phone Number in order to secure your privacy and reduce spam calls. You will get access to customized insights on pricing, your listings performance, and the leads you are receiving. Also included, are recommendations for your listing to help optimize its performance and fill your vacancy fast. In addition, you will have access to priority support if you need answers to questions, or help to resolve an issue. You still have the option to post your listing for free, if you do not wish to upgrade. Simply post your listing without clicking the upgrade option and you will not be charged. |
Can I choose which listings I want to be premium listings? |
Yes, you can choose to list some properties as a premium listing, and other listings for free, the choice is up to you. |
When/Where is it possible to upgrade rental listings to premium? |
You will have the option to upgrade your listing at the time of publishing, or any time your listing is active. To upgrade your listing after it has been published, simply go to your My Properties page in Zillow Rental Manager and click on the property you wish to upgrade. On the property page, you will see a banner explaining premium that you can click into to complete the upgrade. If you have multiple listings that you would like to upgrade, you will need to access each listing separately to do so. Just follow the above steps for each property you wish to upgrade. |
Is premium a subscription service? | No, premium listings through Zillow Rental Manager are not subscription service. Upgrading to premium is a one-time fee of $39.99 and gives you premium benefits for your listing up to 90 days. You choose which listings to upgrade. |

Can I be refunded if I remove my listing early? | Once you choose a payment and listing type, we are unable to change the listing type and do not provide refunds, full or partial, for deactivating your listing early. |
Advertising "For Sale" and "For Rent" Listings, Simultaneously
For Sale and For Rent listings can now be shown simultaneously as long as both are feeding from an MLS feed. When both are showing simultaneously, the rental listed appears in the Also listed on section of the HDP.
Things to keep in mind:
- The For Sale listing will always be the primary listing that displays
- These listings will only show simultaneously when being sourced from an MLS feed
What is the Rent Zestimate?
A Rent Zestimate (pronounced ZEST-ti-met, rhymes with estimate) is Zillow's estimated monthly rent price, computed using a proprietary formula. It is a starting point in determining the monthly rental price for a specific property. The Rent Zestimate is pulled from public property data and similar local properties listed for rent; there may be special features, location, and market conditions our algorithms have not taken into account. Variations in rental price can also occur because of negotiating factors, special incentives, and length of lease. Learn More.

Room For Rent Listings
To list a room for rent, add a new property card with the full address and check the box to indicate that "This is a room for rent with a shared living space":
If you are posting a Room for Rent listing through Zillow Rental Manager, your listing will be posted to Zillow and HotPads and show a "Partially Published" status as these listings are not supported on Trulia.
We do not have the option to remove the Room for Rent designation from a property card, so if you selected the Room for Rent category by mistake, you will need to deactivate the current listing and create a new listing. You can find instructions on creating a listing here.
You can leverage our Applications product on Room for Rent Listings only if you are the owner of the property, tenants do not have access to our Applications product. Lease builder and upload features are not available for listings in this category. However, you can still manage and edit your room for rent listing on Zillow and HotPads through Zillow Rental Manager.

Advertising Commercial Properties
Advertising commercial properties is not allowed on Zillow Rental Manager. Zillow is currently solely focused on residential real estate and if we ever decide to change our policy, we’ll make sure to let you know!

How do I pay the listing fee for the upgrade to premium? |
You will have the option to upgrade your listing at the time of publishing, or any time your listing is active. To upgrade your listing after it has been published, simply go to your My Properties page in Zillow Rental Manager and click on the property you wish to upgrade. On the property page, you will see a banner explaining premium that you can click into to complete the upgrade. You can pay online with a credit card (Visa, Mastercard, American Express or Discover) or debit card through our third-party payment processor. For your security, only provide your payment information on the checkout screen in Zillow Rental Manager. |
When will I be charged for a premium listing? |
You will be charged when you first upgrade your free listing to premium. We’ll notify you 48 hours before each listing is set to expire. Premium listings do not renew automatically, and you will not be charged unless you repost your listing and upgrade to premium. You will not be charged for off-market listings in your account. |
How do I change my payment method? |
You will only be required to enter payment for the listings you choose to upgrade. When paying to upgrade your listing to premium, you will be asked to enter a payment method at checkout. This card will be saved as your default payment method for future listing upgrades. You can also change your payment method by entering a new card number in the checkout screen while upgrading your next listing to premium. Your previously saved card will be deleted from our system when you update your payment method with a new card. At this time, only one method of payment can be used at a time. |
How can I cancel? |
You may cancel at any time by deactivating your listing. To deactivate a listing, return to the active listing in Zillow Rental Manager and select Deactivate listing. |
What happens if I deactivate my premium listing and want to repost it? |
If you deactivate your premium listing and want to repost it again within the 90-day period, you will not be charged for the remainder of the time from the initial posting date. If you deactivate your listing and repost after the payment period from your initial posting, you will be given the option to either post your rental for free or you may upgrade your listing again to premium.
