How do I connect my listing to Zillow using Rent Manager?
Linking your listing to Zillow involves the process of syndication, which describes how listing information is shared between a third-party service and Zillow. Below are the steps to enable property syndication using Rent Manager.
Zillow Listing Requirements
To ensure property listings are accurate, real, and can easily be found through searches, Zillow enforces the following requirements for all property listings to be successfully validated. Confirm that your property meets these requirements before proceeding with syndication.
- The listing must include a valid rental price
- The address must be the USPS verified address and cannot contain special characters like commas or dashes
- The address cannot contain multiple building numbers
- The address cannot contain the building name or other verbiage not included in the USPS verified address
- Provide a valid contact email and phone number when enabling syndication (as outlined below)
Additionally, Zillow recommends the following for best search results:
- Include at least one property photo at the main listing level
- Only include unique photos to a floorplan or unit. Any photos that apply to all floorplans should be sent at the main listing level (property photo)
- Include key property amenities such as: cooling system, heating system, laundry availability, pet policy, parking type
Connect All Property Listings
These instructions detail how to enable syndication for all of your properties. To enable syndication on a property basis, see Connect Listings By Property.
- Navigate to Rent Manager and log in to your account.
- In Command Launch, search and select System Preferences.
- Navigate to Online Resources → General.
- In the Provider Settings section, select Enable Online Listings.
- In the Provider Settings dropdown, select Zillow, Trulia, Hotpads.
- In the Provider Contact Information pop-up, enter the required information and click OK.
- Click Save.
Your listing information has been sent to Zillow for verification. This process takes [time] to complete, after which the listing successfully connects. To remove your listing from Zillow at any time, uncheck the Zillow, Trulia, Hotpads checkbox in the Provider Settings dropdown and click Save.
Connect Listings by Property
These instructions detail how to enable syndication for all of your properties. To enable syndication on a property basis, see Connect All Property Listings.
- Navigate to Rent Manager and log in to your account.
- In Command Launch, search and select Properties. Then, select the property you want to enable.
- In the action bar, Select View More → Marketing Setup.
Note: Connecting your listings on a property basis is only available if you have configured property-level marketing. If you are using unit-level marketing, selecting Marketing Setup gives you the option to convert to property-level marketing by following the Property Marketing Configuration Wizard.
- In the Marketing Setup pop-up, select Advanced.
- Select the options to Override System Preferences, and then Enable Online Listings.
- In the dropdown, select the option for Zillow, Trulia, Hotpads.
- Complete the Online Listing Disclaimer and click OK to send the listing information to Zillow.
- Click Save, and then Save again.
Your listing information has been sent to Zillow for verification. This process may take some time to complete, after which the listing successfully connects. To remove your listing from Zillow at any time, uncheck the Zillow, Trulia, Hotpads checkbox in the dropdown and click Save.
Add Price, Marketing Photos, and Floorplan Layouts
In Rent Manager, you can store rent prices as well as property and unit photos, and have this information pull into your connected listings. The following steps detail how you can add this information in Rent Manager to enhance your Zillow listings.
Single-Unit Properties
For properties with a single rentable space, follow the steps below to add price and photo details to your listing.
- Navigate to Rent Manager and log in to your account.
- In Command Launch, search and select Properties. Then, select the property you want to add images to.
- On the image carousel tab, click Upload Images or drag and drop the images that you wish to add.
Note: For images to be included in the ILS feed, you must have a valid Path and Caption for your images. You can enter this information when you add new images or by adding them to existing images on the property's details page.
- Once all your images are added, click View More → Marketing Setup.
- In the Listing Details tile, select the relevant Property Images from the dropdown list, based on how you classified your images when they were uploaded.
- Click Preview to see your selected images.
- In the Listing Details tile, select from the Price dropdown list to choose where you have the price information stored for the property. You can store this information in the unit’s Market Rent or a custom Property or Unit level User Defined Field.
- Click Save.
Multi-Family Properties
For multi-family listings, follow the steps below to add price and photo details relevant to each unit at the property.
- Navigate to Rent Manager and log in to your account.
- First, add images to individual units. In Command Launch, search and select Units. Then, select the unit you want to add images to.
- On the image carousel tab, click Upload Images or drag and drop the images that you wish to add.
Note: For images to be included in the ILS feed, you must have a valid Path and Caption for your images. You can enter this information when you add new images or by adding them to existing images on the property's details page.
- Next, add images to the property as a whole. In Command Launch, search and select Properties. Then, select the property you want to add images to.
- On the image carousel tab, click Upload Images or drag and drop the images that you wish to add.
Note: For images to be included in the ILS feed, you must have a valid Path and Caption for your images. You can enter this information when you add new images or by adding them to existing images on the property's details page.
- Once all your images are added, click View More → Marketing Setup.
- In the Listing Details tile, select the relevant Property Images and Unit Images from the dropdown lists, based on how you classified your images when they were uploaded. Note that you must uncheck Exclude Unit-specific information in order to set unit images.
- To add floor plans and pricing information, navigate to the Floor Plans tile. From the menu icon, click Details of the unit type you want to add this information to.
- In the Price field, set a value or select where you have this information recorded.
- In the Images section, click Add to upload the floorplan image(s) for this unit type at this property.
- Click Save, and then Save again.
