How do I terminate or cancel my lease?
The status of your lease agreement within Zillow Rental Manager impacts how you are able to modify it.
Canceling a lease
You can update the status of a lease agreement to “Canceled” by managing it Zillow Rental Manager.
- Log into your Zillow Rental Manager account and select the property you want to update.
- Click on the Leases tab to view your lease agreements for this property.
- Next to your lease agreement, you should see a button with “...”.
- Clicking that will bring up a short menu where you can change the lease status to Canceled.
Note: Canceling a lease in Zillow Rental Manager does not represent a legal termination nor a notice of termination. It is simply meant for you to organize your Zillow Rental Manager account in cases where the original lease term will not be completed.
Canceling the signing of a draft lease
If a lease has been sent for signing, you can cancel it before all parties sign.
- Log into your Zillow Rental Manager account and select the property with the in-progress lease signing that you want to cancel.
- Click on the Leases tab and click the button with “...” to open a short menu.
Deleting a lease agreement
You can delete a draft lease agreement, but you may not delete signed leases (including future and past lease terms). To delete a lease agreement:
- Log into your Zillow Rental Manager account and select the property with the lease you want to delete.

Select the Leases tab and click the “...” button to open a short menu where you will be able to delete the lease agreement.
Note: If the option to delete is not present then the lease is not eligible for deletion.
Maintenance Tracker FAQ
What is the maintenance tracker?
Tracking and resolving maintenance tasks is a critical component of managing rental properties. Landlords and property managers can use Zillow Rental Manager to log past and current maintenance tasks, track their progress by logging notes and photos, and resolve them by marking them as complete and logging any expenses.
How does the maintenance tracker work?
- Select which property you’d like to log a maintenance task for on your Properties page. Once you get to that property’s dashboard, you’ll see a Maintenance tab.
- Under the Maintenance tab you can create a new task by clicking the blue Create new task button. If you’ve already created tasks, the button will appear on the top right and you will also see a list of all tasks for that property along with their current status.
- When you create a new task you must also provide a task name (e.g. Water heater repair) and can optionally assign the task to a category and add notes. After creating the task all of these can be edited. Once you have provided the details, click the Create button.
- You will then be taken to the task detail page. Here you can update the status of the task form Not Started to In Progress, Complete or Won’t Complete. You can upload photos of things like the needed repairs, the completed repair and any receipts. You also have the ability to log notes to keep a dated record of your progress.
Can I delete or edit the title of tasks?
If you need to edit the task name or delete the task, you can do so by clicking the “...” at the top of the task detail page. This will open a menu to Edit task name and Delete task. Once a task is deleted it cannot be recovered.
How do I update my tasks?
If you need to edit a task by adding photos you can do so through the task detail page. In the task detail page you can click select from computer and follow the prompts to add your photos.
If you need to add notes you can do so through the Activity section of your Task Details Page. Just add your notes and click Save to update!
If you need to update the status of your task, click update status and select the status from the dropdown list to automatically update the task status.
Can my tenant request a maintenance task through the maintenance tracker?
No, at this time, the maintenance tracker is for record-keeping purposes only and is only accessible to landlords and property managers.
Room for rent listings and leases
Our lease builder and upload feature are not available for listings in this category. However, you can still manage and edit your room for rent listing through Zillow Rental Manager to appear on Zillow and Hotpads.
We do not have the option to remove the room for rent designation from a property card at this time, so if you selected the room for rent category by mistake you will need to deactivate the listing and create a new listing. Ensure that when creating your new listing you do not check the box that designates your listing as a room for rent. You can find instructions on creating a listing here.
Why can't I use the Zillow lease?
If you see an error message when attempting to use Zillow rental leases, or do not have access to Zillow leases at all, it may be due to one of the below reasons.
Your listing is a room-for-rent listing
Our lease builder and upload feature are not available for listings in this category. However, you can still manage and edit your room for rent listing through Zillow Rental Manager to appear on Zillow and Hotpads.
We do not have the option to remove the room-for-rent designation from a property card at this time, so if you selected the room-for-rent category by mistake you will need to deactivate the listing and create a new listing. Ensure that when creating your new listing you do not check the box that designates your listing as a room for rent. You can find instructions on creating a listing here.
Your listing is outside of the United States
Our leases feature is not available for international listings. Generally, Listings outside of the US are not currently supported on Zillow, with the exception that listings can be posted and managed through Zillow Rental Manager in some areas of Canada.
Leases are not yet available for your location
Zillow Rental Manager users can upload and e-sign a lease agreement for properties located anywhere in the nation. Meanwhile, the lease builder tool is currently available for landlords with properties in Alabama, Alaska, Arizona, California, Colorado, Connecticut, Delaware, Florida, Georgia, Hawaii, Idaho, Illinois, Indiana, Iowa, Kentucky, Michigan, Minnesota, Mississippi, Missouri, Nevada, New Hampshire, New Jersey, New Mexico, North Carolina, Ohio, Oklahoma, Oregon, Pennsylvania, Rhode Island, South Carolina, Tennessee, Texas, Washington, West Virginia, Wyoming.
Leases are not supported for multi-family listings
Our leases feature is not available for listings in this category. However, you can still manage and edit your ‘entire apartment community’ listing through Zillow Rental Manager to appear on Zillow, Trulia, and Hotpads.
We do not have the option to change the listing type associated with a property card at this time, so if you selected the ‘entire apartment community’ category by mistake you will need to deactivate the listing and create a new listing. You can find instructions on creating a listing here.
Your listing is syndicating to Zillow through a feed
Our lease feature is available to use for feed listings if you have a connected Zillow Rental Manager account. If you do not have a connected account, you will be unable to use the Zillow lease service.
To connect your Zillow Rental Manager account, follow the steps below.
- Log in to Zillow Rental Manager with the same email address you use as the contact email for your feed listings here: https://www.zillow.com/rental-manager/
- Click "Get Started" then our system will ask to verify your email address.
Once your email has been verified, you will see your feed listings in your Zillow Rental Manager account and you will be able to get started with leases from there.
Please note that your Zillow account email must match your contact email on the feed listings you have posted.
Non-rental listing
Our lease feature is only available to rental listings. If you would like to post your rental listing and utilize our lease feature, you can find instructions here.
