Why does Zillow display a response rate on some rental listings?
Before renters inquire about a property, we believe it is important to set their expectations about how responsive the landlord or property manager may be. When the listing does not include a response rate, it is because the landlord or property manager has not yet received a sufficient number of inquiries.
How is response rate calculated?
Response rate and time are calculated based on how long passes between a renter reaching out about a property, and the landlord or property manager responding. A response from the landlord or property manager is logged when:
- They reply to an inquiry by email, text message or phone call
- They reply to an inquiry directly through their Zillow Rental Manager account
- They send an application invitation to the renter
- They deactivate the rental listing
- They indicate that an inquiry is spam
- The renter indicates that they received a response by replying to a post-contact survey
How far does Zillow look back to calculate my response rate?
Inquiries received in the last 180 days are taken into consideration when calculating response rates.
Once a renter inquires about a property, how quickly is the response rate and time updated?
Our system allows for a delay of several hours to provide the landlord or property manager time to receive and reply to an inquiry. Once the landlord or property manager responds, that response is reflected in the data within minutes.
How can I improve my response rate or time?
Stay on top of your incoming inquiries by taking one of the above actions as quickly as possible.
It is also vital that you reply to inquiries using the links and buttons provided by Zillow. For example, manually typing a renter's email address into an email will bypass our ability to detect that you are replying to an inquiry.
I think my response time is wrong. What should I do?
Start by checking to ensure that Zillow emails are not going to your spam folder. If you’re receiving the emails without difficulty, we will look into the issue if you submit a request
Can I hide my response time?
Renters using our platform place a high value on knowing how likely they are to get a response and how quickly, so we do not offer a way to hide your response time.
