Note: This article summarizes terms from the contracts that you and your broker signed to participate in the Flex program. In case of any conflict, the contract terms take precedence. Please contact your Zillow Growth Advisor or flexpayments@zillowgroup.com if you have any questions.
I was an agent on a Flex team. After I moved to a new brokerage, I closed a transaction with a Flex Connection from my old brokerage. Do I owe a Success Fee?
Yes, you still owe a Success Fee on that transaction. It does not matter what brokerage you are at when you close the transaction.
Note: You may not owe a Success Fee if 1) you have closed three or more transactions with that connection; 2) the two-year limit has expired; or 3) you had a pre-existing relationship with that connection.
If I leave my current brokerage, should I let my new brokerage know that I may close a transaction from a Flex Connection I received at a previous brokerage?
Yes, if you leave your current brokerage before closing a transaction with a Flex Connection, then you are responsible for ensuring your new brokerage is aware of your obligation to pay a Success Fee to Zillow when the transaction closes. You are also legally responsible for ensuring that the payment is made. Please provide a copy of the Order To Pay form to your new brokerage, or contact flexpayments@zillowgroup.com if you need assistance.
How can I update my brokerage when I move to a new Flex broker?
- For Flex Team Members only: You can update your brokerage by re-entering Flex onboarding and selecting your new brokerage on the Broker details page. Your account will temporarily be moved back to onboarding status until you re-sign the Flex contract.
- For Flex Team Leads: If you need to update your brokerage, please contact your Zillow representative for assistance or email flexpayments@zillowgroup.com.
I’m a Flex broker. An agent left my brokerage, how can I ensure I am not responsible for future Success Fee payments for their transactions?
If a Flex agent leaves your brokerage, provided you give us notice and Zillow receives payment from the agent’s new brokerage, then you are not obligated to make further payment for any Success Fee payment for that agent.
- Submit a Success Fee Exemption request with documentation of the agent’s departure date.
- Please note that we will not issue a refund if you already paid a Success Fee to Zillow on a closed Flex Transaction. You will need to recover funds from the agent who left your brokerage.
